Luxury Housing Booms Along Dwarka Expressway

The real estate sector in Gurugram has been significantly propelled, with key infrastructure projects catalyzing this growth. With the growing infrastructure development, property prices are increasing significantly every quarter. Infrastructure upgrades like the Dwarka Expressway have sparked a wave of real estate development, attracting both end-users looking for modern housing options and investors seeking long-term gains. With the expressway near its completion and the tunnel and Manesar flyover on the way, the region is experiencing a dramatic shift in buyer interest, especially from those seeking premium homes that combine accessibility with elevated lifestyle standards.

According to a joint research by CREDAI- Colliers-Liases-Foras, the corridor witnessed a 58% Y-o-Y surge in prices of properties during the October-December 2024 quarter, which is the highest price growth in the country during Q4CY2024. This record growth outpaced all other major cities and micro-markets, making Dwarka Expressway the hottest investment destination in Delhi-NCR and across India. Real estate experts said that this growth along the expressway is an indicator of the rising demand for well-planned, infrastructure-led development. It reflects high investor confidence and robust sales momentum.

Saurab Saharan, Group Managing Director of HCBS Developments, says, “With the advent of Dwarka Expressway, Gurugram is quickly becoming a magnet for buyers and investors seeking a blend of accessibility and modern infrastructure. The region is witnessing a surge in modern residential projects designed to cater to the aspirations of urban homebuyers. Recognizing the area’s potential, we contribute to this transformation by developing luxury homes that ensure a high standard of living for our residents while aligning with future urban development needs.”

The surge in luxury housing demand along the Dwarka Expressway is largely driven by the shifting preferences of high-income buyers who are seeking alternatives to the saturated and congested neighborhoods of Gurugram and Delhi. With its strategic proximity to IGI Airport and thriving commercial hubs like Cyber City and Golf Course Road Extension, Dwarka Expressway offers a perfect blend of access and exclusivity.

Moreover, the sectors along the expressway are well-known for various reasons, but sector 102 connects to the NH8, Hero Honda Chowk, and Pataudi Road. Increased connectivity makes it very popular, and is also close to a Special Economic Zone, which offers several job opportunities. As per 99 acres, in terms of price appreciation/depreciation, property rates in Sector 102, Gurgaon changed by 13.3 % in the last 1 year, 117.9 % in the last 3 years, 129.7 % in the last 5 years and 138.3 % in the last 10 years.

Surender Kaushik, Founder & Director of Aryan Realty Infratech Pvt. Ltd says, “Dwarka Expressway has captured the attention of homebuyers across NCR, with Sector 102, in particular, quickly becoming synonymous with upscale living. Its strategic location, just minutes from IGI Airport and the Delhi border, combined with planned infrastructure and an evolving social ecosystem, makes it a magnet for luxury seekers. At ARIPL, our projects in Sector 102 reflect this aspiration, and leading the narrative of luxury housing in the region.

Besides, the corridor is witnessing a transformation as reputed developers roll out a new generation of luxury residential projects tailored for discerning buyers. From expansive 3 BHK and 4 BHK residences to ultra-premium penthouses and smart homes, the focus is clearly on offering spacious, future-ready living spaces. What was once considered aspirational—clubhouses, wellness zones, concierge services, EV charging points, and AI-enabled security systems—has now become standard. Developers are competing not just on location, but on lifestyle, raising the bar for luxury living in NCR.

Rajjath Goel, Managing Director, MRG Group, says, “Luxury housing along Dwarka Expressway is no longer a niche trend, instead, it’s a clear reflection of evolving buyer aspirations. HNIs and NRIs are increasingly seeking prime, well-connected locations that offer both lifestyle and long-term value, and this corridor ticks all the checkboxes. The demand isn’t just for square footage, it’s for curated experiences, green living, and integrated wellness. At MRG, we’re responding to this shift with thoughtfully designed luxury residences that prioritize sustainability, serenity, and sophistication.”

Dr Vishesh Rawat, VP & Head of Sales, Marketing, and CRM, M2K Group, says, “Luxury housing on Dwarka Expressway is emerging as one of the most compelling real estate investments in NCR today. With soaring property prices, strong sales momentum, and non-stop infrastructure development, this corridor is anticipated to deliver impressive ROI in the coming years. Hence, we believe the corridor will continue delivering premium options in real estate, and those entering now stand to gain significantly in both value and experience.”

Therefore, as the expressway continues seeing developments, the region’s real estate is set for substantial appreciation, making it a hotspot for investors eyeing strong returns. With rental yields improving and capital values expected to rise significantly over the next 3–5 years, luxury properties here are increasingly being seen not just as homes, but as high-performing investment assets with long-term potential.

New Model Transforms Design Learning: From Training Halls to Sample Library

Delhi NCR, Apr 21, 2025: A sprawling new center in Gurugram is offering architecture and design students something their classrooms often can’t—a chance to see, touch, and understand how buildings come together, not in theory, but in practice. The Knowledge Center, or KC as it’s called, spans over 100,000 square feet across two floors in Sector 71, Gurugram. At first glance, it could be mistaken for a showroom or a co-working hub. But KC is, in fact, a hands-on learning space—one that brings students, professionals, vendors, and materials under the same roof.

“Students walk in and learn not just how a product works—but how it feels, how it fails, and how it’s used on site,” says architect Ankur Jain, Founder and CEO of Knowledge Center. Jain, who has worked in architecture and construction for nearly two decades, says the idea for KC came from the gaps he saw in how new professionals were trained. “We don’t aim to replace colleges,” he says, “but we want to give learners what they often miss—real exposure.”

At the heart of the space is KC’s Sample and Catalogue Library and Resource Hub—a zone filled with live product samples, technical catalogues, design books (on design, literature, CPWD, by-laws and other related books & stationery zone) and physical materials that students and professionals can examine up close. The aim is to help students and young professionals get a real feel of the materials they’ll work with — something that’s often hard to do through textbooks or lectures. KC has meeting rooms, shared workspaces, a rendering zone, and a café for networking. It also hosts regular events, vendor visits, and informal sessions, making it a place where people can learn and connect with the industry and get hands-on exposure.

Membership is kept easy and affordable. Students can use the center for a nominal daily fee, while firms and independent practitioners can sign up with their teams. There are also special plans for women-led studios and working parents, with on-site childcare support and dedicated co-working zones. Jain says the model is designed to be inclusive, especially for students and young professionals who often don’t have access to vendor networks or project experience. “We’re creating a place where you don’t have to wait five years into your career to understand how this industry functions,” he says.

KC also considers how the industry is changing and how sustainability is a top priority for everyone. And thus, it cuts down on waste by reducing the need for printed catalogues. Instead, it offers everything in one place that multiple members can use and reuse. The space is also built to be accessible for everyone, with features like assistive signs and transport help for visitors who need support.

Importantly, KC doesn’t replace existing vendors or systems. It works alongside them—giving suppliers more visibility while making it easier for students and studios to find what they need.

Looking ahead, Jain says the plan is to scale. “We want to replicate this model across India,” he says. The rollout is phased — with one new center expected in the first year, followed by three more in year two, and steady growth from there.

With its official launch just around the corner, KC is already drawing attention from architecture institutions, universities, design firms, and material brands. For students finishing their degrees and looking to enter a fast-changing industry, it may offer a head start — not only through lectures, but also through lived, practical understanding.

Kanasa Panchayat Meeting Prioritizes Drinking Water Solutions and Teacher Appointments

KANASA: A Panchayat Committee meeting was held at the Kanasa Panchayat Committee hall under the chairmanship of Prabhati Raut. The main guest at the meeting was MLA Satyabadi, Mr. Upakrushna Mishra. Other notable attendees included Deputy Speaker Abhimanyu Jaisingh, District Council Member Latamani Jagadeb, BDO Soumya Soumyaranjan Swain, ABEO Mangalsingh Hembram, Additional Tahsildar Upendra Kumar Sethi, Kanasa Police Station Officer Pradeep Kumar Jujharsingh, Gadishagoda Police Station Officer Durga Charan Mahapatra, along with all Panchayat Sarpanch and committee members.

During the meeting, members raised issues regarding the absence of several department officers such as the Forest Department, Small Irrigation Department, and block-level officials, which delayed actions and resolutions.

The discussion centered on the provision of drinking water, with Ranjan Kumar Samantaray, the Cooperative Officer, providing updates. He informed that the mega project at Chupuringitha for supplying drinking water to Kanasa Block, initiated under the 900018 scheme, had been under construction for the past seven years. MLA Mishra questioned the lack of progress despite the lengthy duration of the project, which caused dissatisfaction.

There were also disputes among some Panchayat Sarpanch and committee members over financial allocations. Kanasa Sarpanch Bhagaban Ban Subuddhi demanded that the exact funds be allocated. A heated argument took place between the Sarpanch of Gadakharda and the committee members of Deipur, which escalated to physical confrontation. MLA Mishra intervened, requesting everyone to maintain peace and calm, which eventually restored order.

Further, some Panchayat members raised questions about the lack of teachers in schools. Many schools were facing a shortage of teachers, leading to disruptions in classes. The local representatives demanded immediate appointments of teachers and presented their concerns to MLA Mishra. The Deputy Speaker, Mr. Jaisingh, also raised concerns regarding government funds being stored in local banks and requested accountability on this issue.

Major Drainage Overhaul in Progress Near Jagannath Sagar to Prevent Flooding

Jeypore: The construction work of the drainage system near Jagannath Sagar, which has been progressing slowly for the past two years, has gained significant momentum in recent days. With 3 to 4 machines now being used for the work, construction has also begun on the culvert at Panchanan Mandir Square. This road, which connects the Malakangiri bypass to the Jagannath Sagar road, is being developed with the installation of a culvert to release the polluted drainage water.

The drainage system, which is being developed for small-scale irrigation purposes, spans a length of 1127 meters. The estimated cost for this project is approximately ₹4.98 crore. However, due to delays in completing the work, there has been general dissatisfaction among the people. The unfinished drainage system has caused inconvenience to local residents, particularly in terms of the polluted water discharge, leading to discomfort and bad odors in the area. Many people living in this locality have expressed frustration due to the unhygienic conditions.

Recently, the pace of construction work has increased, with concrete work being completed at several locations and soil filling taking place along the side of the drainage system. The demolition of old culverts and roads at various intersections has also begun. Once this demolition work is completed, it is expected that the culvert construction will be finished soon. This will help in clearing the road for smoother traffic flow, as vehicles from Malakangiri are already using the route.

Breakthrough Discovery: Life Found on Distant Planet by University of Cambridge Team

London: Evidence of life has been found on a distant planet. A scientific team from the University of Cambridge is studying the atmosphere of a planet named ‘K2-18b’. From their research, they have identified a molecular signal, which is typically produced only by simple life forms on Earth.

This is the second significant and hopeful event in the search for life, as chemical traces linked to life were detected in the atmosphere of this planet using NASA’s James Webb Space Telescope. However, scientists emphasize that more data is needed before drawing any firm conclusions.

The lead researcher of the study, Professor Nikru Madhusudan, stated, “We will soon gather solid proof about this. This is the strongest evidence of the possibility of life beyond Earth. We expect to clarify this signal within the next one to two years.”

Key Findings on the Planet K2-18b:

The molecular signature associated with life has been detected in the planet’s atmosphere.

The planet’s size is significantly larger than Earth.

The planet is located 124 light-years away from Earth, orbiting a small red star.

It is too far for humans to ever reach, as traveling this distance is currently impossible within a human lifetime.

The discovery, analyzed by the James Webb Space Telescope, focuses on the planet’s atmosphere and its chemical composition, potentially indicating the presence of life-related elements.

The Weight of Responsibility: Young Adults Struggling Under Family Burdens

Nandahandi: At a young age, a child has to carry the burden of running the family. Studies have come to an end. The family business, which was once run by his parents, is now on the shoulders of this young boy to provide for his family.

Buda Nayak, a 16-year-old boy, had to drop out of school after his father, who was a mason by profession, fell from a height while working, breaking his right leg. Since then, he has been unable to continue his work. Managing a family of five became extremely difficult for the family. To support them, Buda started working in a shop at the age of 8. After three years, he returned home from the hostel and worked in another shop. Despite the hardships, he managed to keep the family going.

Buda, realizing the need for education, has continued studying on his own and has opened a small shop with the savings he had accumulated over time. He sells goods at the base of a tree in the village and is able to support his family and provide education for his two younger siblings.

When seeking help from the government, Buda’s family was only provided with 25 kg of rice, and they did not receive any assistance under the housing scheme. After several attempts, the family is still struggling. With the onset of Kalabaisakhi (summer storms), the family’s situation has worsened. Brinda, Buda’s mother, has submitted an application to the administration, requesting them to provide a stall for their family shop and include them in the housing scheme.

It remains to be seen whether the administration will take notice of this poor family’s plight and extend their support.

AI Revolutionizes Classroom Management by Taking Attendance Automatically

Bhubaneswar: Attendance in the classroom has become a challenge. Students can no longer mislead their peers or skip class. Furthermore, teachers are no longer required to call out the students’ names to mark attendance. This is because attendance management has been taken over by Artificial Intelligence (AI). In just 2-3 minutes, the AI collects attendance for the entire class and prepares monthly and yearly records. Odisha is the first state to implement this AI technology in educational institutions, through the Odisha University of Science and Technology (OUSFTIR).

AI Attendance Solution

It takes just two minutes to take attendance.

Saves time and eliminates the extra burden on teachers.

The system was developed with the help of a startup company named ‘Jaki’ (JJZJZ IE), under the university’s Technology Business Incubator, OYUTAR Fin (FINE). The company was founded by Sucit Mishra, and the app was developed inspired by Cab Technologies.

Educational Implementation

The system has been tested in the second and third-year Computer Science, Mechanical, and Biotechnology departments. It will be implemented across all departments starting from July. This automated attendance system is beneficial for both teachers and students. In typical BTech classes, the number of students per class can be around 100 or more. A single class usually lasts for 60 minutes. With such a large number of students, marking attendance manually would take about 30 minutes. This resulted in significant time loss and prevented effective teaching. The new AI system has addressed this issue by reducing the time and effort required for attendance tracking.

How the AI Attendance System Works

Both teachers and students are given a mobile app. After the teacher enters the classroom, they must log in using an OTP on their mobile device. A QR code is generated, valid for only 10 minutes. This QR code is scanned by students within the classroom to mark their attendance. Once scanned, a notification is sent to each student’s mobile device. The students then confirm their attendance by tapping the notification, which updates the attendance records in real-time. The app only works within the classroom boundaries, ensuring students outside the class cannot use it.

Advantages of AI Attendance

The AI system has resulted in time savings, improved accuracy, and eliminated the possibility of errors that were common in manual attendance systems. It has made the attendance process simple, efficient, and highly accurate, which aids in teaching and reduces any confusion or doubts among students.

Professor Ranjan Dash, HOD of the Computer Science Department at OYUTAR, said, “Our AI attendance trial has been successful. Now, even large classes with over 150 students can have their attendance recorded effortlessly. AI has made this process easier, more accurate, and efficient.”
