Commercial Real Estate: A Growth Catalyst

The commercial real estate market in India flourished in 2024, with Grade-A office space absorption crossing 52 million sq. ft., reflecting a 15% year-on-year growth. Gurugram led the way, powered by its robust connectivity and strategic developments like the Dwarka Expressway.

Harinder Singh Hora, Founder and Chairman, Reach Group, stated, “In 2024, the Indian real estate sector experienced significant growth, with commercial real estate leading the way. Demand for Grade-A office spaces grew by nearly 15%, driven by business expansions and a notable increase in interest from Global Capability Centers (GCCs) and flex office operators. Gurugram reaffirmed its status as a top commercial hub, attracting dozens of multinational corporations and thousands of professionals.”

He elaborated further, “The city’s strategic location, seamless connectivity, and infrastructure upgrades—such as the nearly 30 km-long Dwarka Expressway—made it a magnet for global investors and retail brands. This influx boosted both retail and office space absorption by approximately 20%. As we look ahead to 2025, Gurugram is set for even greater growth, with ongoing infrastructure developments and rising demand cementing its position as a preferred destination for commercial real estate in India.”

Noida also emerged as a focal point for premium office and retail spaces.

Amish Bhutani, Managing Director, Group 108, noted, “The year 2024 witnessed the real estate sector transforming comprehensively. The year specifically marked a milestone for Noida and Greater Noida’s commercial real estate, especially along the Noida-Greater Noida Expressway, where demand for premium office and retail spaces surged.”

He added, “This growth was driven by the increasing presence of IT/ITES and global corporations seeking to establish a foothold in the region. The expressway’s enhanced connectivity, combined with the upcoming Noida International Airport, has significantly boosted the area’s appeal. Amid this growth, the demand for office and retail development would increase exponentially. As we look to 2025, the region’s commercial real estate market will continue to thrive, driven by infrastructure advancements and a growing global business presence.”

Tier 2 Cities: The Emerging Real Estate Frontiers

Tier 2 cities such as Chandigarh, Dehradun, and Solan carved their space in the real estate sector, particularly in the luxury residential segment, which recorded a 25% rise in demand. Buyers were increasingly drawn to integrated developments, sustainability, and wellness-focused living.

Manit Sethi, Director, Excentia Infra, reflected, “2024 has been a landmark year for the residential real estate market, with luxury and high-end residential projects seeing a significant rise in demand, especially in Tier 2 cities. Elevating Safety Standards: Agility Leverages Facial Recognition for Enhanced Security

The global physical security industry is projected to reach $216.43 billion by 2030, with an expected compound annual growth rate of 6.8% from 2024 to 2030. With this, it is crucial to integrate physical security with the most appropriate security technology as organizations embrace innovation in order to reduce risks. As physical security breach is more than just a small stain, it can lead to a series of serious operational, financial, and reputational backlash. It becomes essential in this situation to implement technology that can analyze and address physical security breaches.

Facial Recognition Technology (FRT) stands out as a leading solution to these problems, protecting not only the physical boundaries but also the organization’s overall integrity. Through precise identity verification and user validation, FRT considerably lowers the possibility of unauthorized access. Organizations, irrespective of size, can benefit from this technology, which offers improved security and operational effectiveness.

Framework for a Secure Physical Environment
A comprehensive physical security program with interconnected elements serves as the backbone of any security infrastructure. Regulating who can enter or exit a facility is vital. Effective systems include traditional mechanical methods, such as locks and keys, as well as electronic solutions like RFID cards. By using these methods, only authorized persons are able to enter. Nonetheless, a technological solution that works with many Original Equipment Manufacturers (OEMs) is required to successfully counter today’s dangers. In addition to guaranteeing general user convenience, this technology should give top priority to data privacy and safety compliance.

Effective physical security is built on deterring unauthorized entry and identifying people of interest. This can include anything from physical security personnel to surveillance and access control systems. Utilizing technologies like FRT along with video surveillance cameras that enable them to spot suspicious activities. The seamless integration of FRT with existing systems and real-time authentication also underscores the adaptability of this technology, enhancing surveillance and access control measures.

Governments globally are deploying this technology in smart city projects to ensure public safety. The dynamic nature of smart cities demands scalable and adaptable security solutions that can integrate seamlessly with existing infrastructure. Facial recognition not only enhances security but also provides valuable data insights that help city planners and security agencies make informed decisions.

Critical infrastructure facilities, such as airports, data centers, and government institutions, also benefit significantly from the implementation of FRT. For instance, the adoption of RecFaces’ Id-Gate and Id-Guard solutions in various projects-such as at iSpace in Dubai and Telecom Egypt’s data center-demonstrates the growing demand for advanced, reliable security solutions. These real business cases reveal how facial recognition can address compliance requirements, improve operational workflows, and enhance the overall security posture of vital infrastructure.

 A Leap Forward with FRT
With advanced algorithms, FRT is flexible to adapt to challenges, making integration with existing video monitoring and access control systems quick. Moreover, the emphasis on contactless identification methods through facial recognition aligns with global trends of enhancing user experience while prioritizing public health and safety.

New technologies such as artificial intelligence, augmented reality and virtual reality, are, in addition, changing the security landscape. The merging of FRT is gaining great momentum with technology able to provide a resounding impact on effective organizational threat management, among others.

FRT implementation in smart city initiatives to guarantee public safety. Because smart cities are dynamic, scalable and flexible, security solutions that work well with current infrastructure are required. In addition to improving security, this offers useful data insights that support the decision-making of security agencies and municipal planners.

Airports, data centers, and government buildings are examples of critical infrastructure facilities that greatly benefit from the use of FRT. The increasing need for sophisticated, dependable security solutions is demonstrated, for example, by the use of RecFaces’ Id-Gate and Id-Guard solutions in a number of projects, including the data center of Telecom Egypt and iSpace in Dubai..

Businesses can find hidden vulnerabilities and take action before attackers take advantage of them by employing FRT to analyze massive amounts of data. By taking a proactive stance, threats are eliminated before they become serious incidents.

Chilly Temps Linked to Higher Stroke Incidence, Experts Warn

 - Dr. Vipul Gupta, Group Director and Head of Neurointervention at Paras Hospital, Gurugram

Every year it has been seen that the dipping temperatures are responsible for a rise in the number of cardiovascular problems, among which stroke is one of critical illnesses. This year, the temperatures have started to take sudden dip and is expected to be so throughout the new year period especially in the Northern part of the country.

Stroke, which can be because of blockage causing paralysis or burst of blood vessel leading to bleeding, is seen more commonly during the winters. This is an important problem, as stroke is recorded to be the third leading cause of death and disability and WHO estimates suggest that one in four people may suffer stroke over a lifetime.

It is particularly worrisome that many young patients with uncontrolled blood pressure have developed bleeding in the brain during this vulnerable period. Probably the sudden increase in blood pressure in cold weather has played a role in these particular patients.

Various studies conducted in Japan, Korea, USA and China also suggests that there are more chances of stroke during the winter months. Several studies suggest that during extreme cold conditions, the risk of getting a stroke attack increases by 80% particularly when temperature dips below 15 degrees Celsius. Last year a study of around 56000 stroke deaths (over a decade) in Sao Paulo, Brazil found that falling temperatures may increase the number of deaths from stroke, particularly among people over 65 years. Another German study published in the same year in the European Journal of Epidemiology discerned that for every 2.9-degree Celsius drop in temperature over 24 hours, strokes increased 11 percent, and at higher rates for those already at risk. In the year 2016, a study published in the Journal of Stroke and Cerebrovascular Diseases examined nearly 1.72 Lakh ischemic hospitalizations in the United States and found that most of them occurred in cold average temperatures and when temperatures fluctuated significantly. Taking care of this issue is very important because this may lead to more chances of this deadly disease.

Why is winters a potential season for the rising incidences of stroke?

One of the prime reasons can be attributed that during the cold seasons the blood vessels constrict, which leads to the increase in blood pressure, which is a major risk factor for stoke. Also, there are various changes in the chemical balance in our body during the winters that increases the chances of clotting. Probably the reason number of stroke cases go up by 11 per cent during winters.

Other factors include prevalence of unhealthy habits like too much eating and drinking combined with decrease in physical activity. And in countries like India, High pollution levels and depleting Air Quality Index (AQI) clubbed with winter smog also aggravates the condition.

Though anyone is susceptible to get a stroke, however, people with existing cardiac problem, high blood pressure problem, smokers, obese and elderly need to be watchful as with the weather getting cold, they are the ones more vulnerable to get a stroke. In fact, such patients have a higher risk of even dying from heart disease as well.

Reducing the risk of stroke in winters

In order to curb down the chances for stroke and other cardiovascular events, the most vulnerable groups need to take sensible precautions to ensure and minimize the after-effects of extreme cold weather. it is strongly recommended to regularly monitor your blood pressure during this changing weather, particularly those who are already hypertensive. And even with mild changes or rise in the blood pressure, one need to immediately consult the doctor who can prescribe an adjustment in the medications.

It is also advised to keep warm and avoid sudden exposure to severe cold temperatures as the risk of stroke remains for many days after the exposure. The elderly are advised to keep warm and if possible heat the home as well. It is advisable to keep oneself well hydrated and avoid sudden excessive exertion, excessive drinking or unhealthy eating.
